Multi-phase adaptive reuse, rehabilitation, and change-of-use of the existing 140,000 SF two-story commercial/retail building as part of a phased redevelopment into a mixed-use community facility. This project required extensive building code & life-safety analysis, life-safety upgrades, ADA accessibility implementation, new MEP systems, and phased construction planning to transform the former retail facility into a multi-program community complex.
Phase 1 – Building Conditions Assessment & Master Planning:
Comprehensive assessment of the 140,000 SF building’s structural and infrastructure systems for compliance with Building & Life Safety Code & ADA requirements to support proposed mixed uses. Developed a phased master plan addressing code compliance upgrades, infrastructure improvements, and building circulation enhancements including new exit pathways, interior communication stair, elevator installation, and upgrades to mechanical, electrical, sprinkler, and fire alarm systems.
Phase 2 – Executive Offices:
Existing retail tenant spaces were converted into administrative and executive office suites including conference rooms, reception areas, ADA-compliant toilet facilities, and specialized HVAC systems.
Phase 3 – Worship Hall:
Transformation of an existing retail venue into a 450-seat worship hall including elevated stage, projection room, rehearsal rooms, observation areas, and ADA-accessible seating and circulation routes.
Phase 4 – Early Education Center:
Early childhood education facility, including 8 classrooms with integrated student restrooms, administrative offices, ADA-compliant toilet facilities & accessible circulation, secure outdoor playground, and site accessibility improvements.
Phase 5 – Food Pantry:
Design of a food distribution facility including storage, refrigeration, volunteer support spaces, & accessible service areas.
Phase 6 – Community Youth Activities Center (TBD):
Includes multipurpose activity spaces and a new basketball facility.
