Retail/ Laundromat, Takoma Park Maryland

Commercial mixed-use development consisting of consolidating two lots with two freestanding buildings and limited parking.

Phase 1:
The new 5,500 SF two-story building, designed in a trapezoidal configuration, maximized useable tenant spaces and elongated the buildings’ visual appearance.  Site improvements included reconfigured parking, accessible walkways, and upgraded utilities.  Stormwater management requirements were addressed through permeable paving, green segmental retaining wall, and modified bioretention pond.

The ground floor was designed for a specialty laundromat tenant, featuring open ceiling, 100 washer / dryer units, and custom waiting pods.  Infrastructure utilities were designed to accommodate the laundromat operations with adequate support for the remaining retail uses of the center.  The second floor was intended for business uses and accessed via an exterior covered walkway and stair.

Phase 2:
The existing freestanding one-story building is an active restaurant that underwent a façade redesign, accessible site improvements, roof replacement, electrical upgrades, new exterior lighting, building signage, and monumental signage.  The design required DHCA approval prior to permitting.
